Why HARBOR ONE
Getting a mortgage in Spain can involve long waits, unclear conditions and no certainty about the outcome. We help you save time, understand your options and avoid costly mistakes by preparing your case properly from the start.
On your own
Sellers often require a non-refundable deposit of around 10% of the property price (arras). If your mortgage is declined and you cannot complete the purchase by the agreed deadline, you may lose the full deposit.
With HARBOR ONE
We prepare your case to minimise the risk of rejection before you pay the deposit. Many of our clients secure financing before making any non-refundable payment.
On your own
Attractive properties move quickly, while banks may take weeks or even months to provide useful initial feedback.
With HARBOR ONE
We prepare and present your case through established banking contacts, aiming to identify interested banks and realistic mortgage options within one week.
On your own
When you apply directly, the bank will usually offer its standard mortgage terms and products.
With HARBOR ONE
Our regular work with banks allows us to negotiate more competitive rates and conditions than clients typically receive when applying directly.
On your own
Clients with foreign, self-employed or other non-standard income, as well as those seeking construction financing, may be rejected if their case is sent to the wrong bank, presented incorrectly or structured poorly from the outset. Once rejected, getting a quick reconsideration from the same bank can be difficult.
With HARBOR ONE
We help you structure the process correctly from an early stage, select banks whose criteria fit your profile and prepare your case around their requirements. This reduces the risk of avoidable mistakes and improves the chances of approval.

FAQ
Everything buyers usually want to know before arranging a mortgage in Spain with us.
This depends on your income, monthly commitments, residency status, employment situation and available savings. As part of your free case review, we estimate a realistic loan amount, property budget and the amount of your own funds needed to complete the purchase, including taxes and transaction costs.
You can also get a quick initial estimate with our mortgage calculator.
Yes. Send us your offer before you sign, and we will check whether it is genuinely competitive once the interest rate, APR, fees, insurance, linked products and repayment terms are taken into account.
In most cases, we can help you secure better conditions—either by negotiating with the same bank or obtaining a stronger offer from another lender.
In some cases, yes. Banks typically finance up to 80% for residents in Spain, but some borrower profiles may qualify for 90% or even 100%. We assess whether higher financing is realistic before approaching lenders.
For non-residents, the maximum financing available is 70% of the property value.
The interest rate depends on your residency status, income, employment profile, loan-to-value ratio, mortgage term, property and the bank’s current lending criteria. We can estimate the conditions you are likely to qualify for once we have reviewed your profile.
In the vast majority of cases, we secure better conditions than clients are able to obtain by approaching banks directly. We compare suitable lenders, use established bank contacts and negotiate the strongest overall offer—not only the lowest headline rate, but also the APR, fees, insurance and linked products.
Yes. Banks generally prefer to see at least two years of self-employed activity with stable, declared income, but this is not always required.
We regularly work with autónomos and have successfully closed more complex cases, including clients with as little as three months of activity, around 90% financing, and approvals after they had previously been rejected when applying directly to banks.
The key is choosing the right strategy, preparing the case properly and approaching the banks that can actually work with your profile.
Potentially, yes. Financing through a company is assessed differently from a personal residential mortgage. The bank will review the company’s activity, income, accounts, ownership structure and repayment capacity.
Conditions are usually less favourable than for an individual buyer. As a general benchmark, financing may be limited to around 50% of the property value, with a term of up to approximately 15 years. The final conditions depend on the company, the property and the lender.
A rejection does not always mean your profile cannot be financed. The issue may be how the case was prepared, which bank reviewed it or whether it was presented to the right decision-makers.
We first review what went wrong, then rebuild the application, use established bank contacts and approach lenders whose criteria fit your profile. If a bank signals early that the case is unlikely to pass, we usually adjust the strategy rather than pushing it towards a formal rejection and losing valuable time.
We review your case and provide initial feedback within 24 hours. We usually receive the first responses from suitable banks within three to four days.
If your profile is already prepared and no additional work is required before submission, the mortgage can typically be arranged within two to three weeks.
As early as possible. Your profile may need preparation before it is presented to banks, and starting early gives you more time to strengthen the application, compare lenders and negotiate better conditions.
It also allows you to sign an arras agreement with greater confidence, because you already have a clearer understanding of your financing position and the risks involved.
No. An initial approval is only a preliminary assessment. The application must still pass the bank’s full risk review, property checks and valuation.
We have worked with clients who received an initial approval but were later declined by the risk department. The bank’s binding commitment is issued only with the FEIN.
